Terms of use

FairQuad is a listing and application service. We are not a landlord, property manager or broker, and we are not a party to any lease you sign. The landlord decides whether to approve an application.

True Total Cost figures combine the landlord's published prices, fees reported by students, and regional utility estimates. Each line shows its source and the total shows a confidence level. They are estimates: your lease is what you owe, so read it before you sign.

Reviews and photos must describe your own experience. Rewards for reviews never depend on the rating you give. We remove content that is false, harassing, or reveals someone else's personal information.

Privacy

Sensitive details you give us for an application (identity numbers, date of birth, income documents, bank details) are encrypted in a separate vault. The main app only keeps a token and a masked hint such as the last four digits.

Those details are decrypted only for a stated purpose: sending your application to the property you applied to, running a screening you consented to, or a landlord reviewing your application. Every access is logged.

We do not sell your personal information and do not use your profile for anything beyond the applications you choose to send. You can ask us to delete your profile; deleting it destroys the encryption keys for your vaulted data.

Listing photos come from Google and are shown with the attribution Google requires. Map and place search use Google Maps Platform, which has its own privacy policy.

Fair housing

FairQuad supports equal housing opportunity. Under the federal Fair Housing Act and the Utah Fair Housing Act, it is illegal to discriminate in renting because of race, color, religion, sex (including sexual orientation and gender identity), national origin, familial status, disability, or source of income.

Listings and messages may not state a preference or limitation based on any of these characteristics. Search filters describe the property, not the people who may live there.

If you believe you have been discriminated against, you can file a complaint with the Utah Antidiscrimination and Labor Division or with HUD at hud.gov/fairhousing (1-800-669-9777).
